What is a Home Inspection?

A professional, systematic inspection of the conditions of significant, observable, systems of the home, based on current industry standards. Components that are
inspected are: roof, exterior, grounds and drainage, ventilation, crawl spaces or
basements, electrical, mechanical , interior, and environmental issues upon
request.
Who Hires a Home Inspector?
Traditionally, home inspectors are and have been hire buy prospective home buyers. Before
purchasing a new build, buyers are having inspections performed to ensure proper building
techniques and that all compnonets have been proeprly installed and function. However, there are
growing trends to use home inspection professionals by:
Sellers - To prepare their home for market and to know what their house brings to the negotiating
table. This eliminates "surprises" that a buyers inspector would find.
Home Builders- Are now using inspectors to inspect a new build prior to the final draw. This
inspection is used as the "punch" list.
Mortgage Lenders- To ensure a home does not have significant issues that would prohibit a buyer
from being unable to repay the loan due to unforseen repair costs. Mortage companies also use
inspecotrs for foreclosed and rehab properties to know their conditions.
Relocation Companies- Use inspectors to know the condition of the home before it is placed on the
market.
Insurance adjusters - Use inspecotrs after a castistrophic event or after insured repairs to make
sure the repairs were properly made.
Elderly Home Owners - Use inspectors when they are no longer able to determine problems with
the home, or to inspect after home repairs have been made to ensure they were properly done.
