You should always read your report carefully before going back to your Realtor and making the post Inspection addendum. There is a great deal of information in the report, and especially if you are using a dual agent, you may want to take the time to review your report on your own.

The addendum to your purchase offer is a counter offer that you make to the seller asking for certain items to be repaired, replaced, or discounted before you buy the property. In most cases, you made an offer to buy the property subject to a Home Inspection by a Professional Inspector, and this holds the seller responsible to make good only those defects in the building, that relate to habitability, safety or items included on your contract.

The way the Parker Home Inspection Services, LLC organizes the inspection report, your summary of items found are extrapolated and reprint on a Summary sheet. These items are itemized by category and line item numbered for your convenience.

I recommend that you have the seller hiring a licensed contractor to make any of the repairs to the property that are required as a result of our Inspection report part of your addendum. Receipts for the work completed should be furnished at the time of closing, to guarantee that the work has been professionally completed. If there are any doubts as to the repairs being made or being made correctly, we will gladly return and check those items for you prior to closing. Customarily the seller pays for the re-inspection.
